The Downzoning Project

As you likely know, developers have been active in our Mayfair neighborhood.  The Mayfair Civic Association’s Zoning and Development Committee has been working with developers and Aldermen Patrick Levar (45th Ward) and Margaret Laurino (39th Ward) to encourage development which meets the objectives of the neighborhood.

Last October a survey was conducted and combined with feedback from recent community meetings, the neighborhood has the following central goals for new residential development: 

  • Single Family Homes
  • Preserve or Reduce Density
  • Consistent Character of New Homes
  • Preservation of Green Space (including oversize lots, parkways and setbacks)
  • Prevent and Reduce Traffic and Parking Concerns

In neighborhoods like ours, friend and neighbors are joining together to request downzoning. At present, most of Mayfair is zoned RS-3. Under downzoning to RS-2, developers will be limited as to the ability to split lots, and the size and footprint of what can be built. 

You may be aware that developers have expressed interest in subdividing properties in our neighborhood and building multi-family units or ‘bowling alley homes” with additional curb cuts and garages in the front of the house (“front loading garages”).  Now is our chance to come together to influence the future of our neighborhood.

Here is how the downzoning process will work:
1) A petition will be circulated on a block-by-block basis
2) If 70% of property owners on a particular block sign the petition, Alderman Levar will call a meeting with a representative from the city planning/zoning
3) At the meeting, property owners will have the opportunity to have questions answered by an official. 
4) An official survey will then be sent to homeowners by Alderman Levar.
5) Upon approving signatures from the property owners, the Alderman will submit the request to the City Zoning Board. 

Other neighborhood organizations which have recently engaged in downzoning (Old Irving Park and Wilson Neighbors) have provided information and assistance to us and we thank them.
